2026 Outlook Annual Forum · On-site News: On the afternoon of April 2, the 2026 Outlook Annual Forum was held at the Garden Hotel in Guangzhou. During the speech, Wang Xin, Deputy General Manager of the Development and Management Company of Gemdale Group, stated that in distressed projects, besides traditional project disposal, given the difficulty of finding projects starting from project distress forms, Gemdale management has explored a light-asset consulting model in relevant cities.
Wang Xin introduced that in project distress, after new capital intervenes, the original developer finds it difficult to exit, while new financial backers require post-investment management services. Gemdale management provides post-investment management services for these new financial institutions, covering funding arrangements, subsequent contract signing, and payment processes.
Additionally, to address the debt relief needs of some cities where local government debt ratios are high and service providers hold large amounts of IOUs that are difficult to fulfill, Gemdale acts as an intermediary, collecting creditor rights and negotiating land-related cooperation with the government. It introduces third-party funds to solve bridging issues, satisfying government debt reduction needs while enabling creditor companies to gain additional development returns. Through this, Gemdale has cultivated multiple projects in urban deep development and opened new directions for light-asset businesses.
Wang Xin mentioned that in recent years, Gemdale’s development management services have gained recognition from owners. The company adheres to the simple understanding that “the achievements of development services are created by managers who generate management value,” striving not to impose additional costs on owners and to share benefits through value creation.
